Sale to be held in the Rembrandt, Iowa Firehall in Rembrandt, Iowa.  Farm is located from Rembrandt, IA., 1 mile east to Hwy. #71, 3 miles south, 2 miles east on C29; OR from Albert City, IA., 7 miles west on C29; OR From Storm Lake, IA. (lighthouse corner), 8 miles north to junction of Hwy.#71 & #3, 3 miles  east on Hwy.#3, 2 mile north on M50.

Section 16, Township 92 North,  Range 36 West of the 5th P.M.,Buena Vista County, Iowa

GENERAL DESCRIPTION & METHOD OF SALE:

Farm will be offered in 4 parcels. (SW1/4; NW1/4; NE1/4 & SE1/4). The high bidder will have the choice of any of the 4 parcels or combinations thereof.  In the event high bidders elects all 4 parcels, the sale will be over. In the event, said bidder selects individual parcel(s), the remaining parcel(s) will be offered and Auctioneers reserve the right to re-offer as a complete unit.

This farm is primarily all tillable, except for normal roadway easements, a building site, and two drainage ditches, which cross this property.  The dredge ditch acres will be deducted from each parcel and the 4 parcels will be offered as follows:  Parcel #1: (SW 1/4) an improved 155 acre, more or less parcel;  Parcel #2(NW 1/4) a bare 160 acre, more or less; parcel; Parcel #3: (NE1/4) bare

155 acre parcel; Parcel #4: (SE1/4) a bare 157.50 acre, more or less parcel and Auctioneers reserve the right to re-offer the above as a complete 627.50 acre unit. 

          Parcel #1 includes a building which features a older 1-1 1/2 story home with attached double garage, connecting breezeway/utility –laundry room to the house with modern kitchen, living room, 1 bedroom on main level; 3 bedrooms & full bath upstairs. House has LP furnace and central air. Other improvements include 2 metal grain bins; steel machine shed; and several other older farm type buildings. Parcels # 2, # 3, & #4 are all bare parcels.

         Soils include primarily Canisteo, Nicollet, Clarion, Okoboji and smaller areas of Storden, Wadena, & Dickinson soil associations. The Buena Vista County Assessor’s office indicates an average CSR of approximately 67.57 for the entire farm.

        The Buena Vista FSA office identifies this property as Farm # 807 and rates for 2206 as follows: Total Farmland: 640; Cropland: 606.0.; Cornbase of 302.9 with a direct yield index of 123 and a CC yield index of 139; Soybean base of 303.1 with a direct yield index of 35 and a CC yield of 42.

TERMS OF SALE:

Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard Iowa Bar Real Estate Contract agreeing to pay the balance on or before March 1, 2007.  Possession of the property will be given as at closing (3-01-07).  There are no Buyer contingencies of any kind. All potential bidders are expected to have financial arrangements made prior to bidding. Property sold “AS IS” including but not limited to buildings, septic systems, well and water systems, and all other improvements for which buyer will assume responsibility at closing.
