On the farm located from Nemaha, IA., 1 mile east on D15, 1 mile north on Otter Avenue, 3/4 miles east on 180th Street. Legal Descriptions:

Parcel #1: The North Half of the Northeast Quarter (N 1/2 of NE 1/4) of Section 14, T89N, R36W 5th P.M., Sac County, Iowa, EXCEPT the west 50 acres thereof.

Parcel #2: The East Half of the Southeast Quarter (E 1/2 SE 1/4) of Section 11, T89N, R36W 5th P.M., Sac County, Iowa.

General Description & Method of Sale:

This land will be offered as two parcels: Parcel #1 being an improved 30 acre, more or less, parcel; Parcel # 2 being an unimproved (bare) 80 acre, more or less, parcel; and the Parcels will be re-offered as a complete 130 acre unit.

          Parcel #1 includes a solid older two story home which features 2-3 bedrooms, full basement,etc.

Sac County FSA indicates approx. 6.9 acres of cropland with a corn base of 4.5 acres with a direct & CC yield of 119; and a soybean base of 2.4 acres with a direct and CC yield of 30.  The balance of this property is in permanent pastureland with nice oak trees and a secluded pond area.

          Parcel #2 is a bare 80 acre, more or less, parcel. The Sac County FSA office indicates total cropland of 42.1 of which there is currently 6.50 acres enrolled in Conservation Programs. The current Conservation Programs include: 1.8 acres @ 177.80/acre and expires in 2016; 4.1 acres @ & 177.80./acre and expires in 2015; and .6 acres @ $ 149.80/acre and expires in 2008.  The total annual income from these programs amounts to $ 1,139. /year.  The raccoon river runs through this property and the balance of the program (non-cropland portion) lies on the east side of the river.

Terms of Sale:

Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance on March 1, 2005.  Possession given upon closing.  Sellers will assign and Buyer will agree to assume the current conservation programs in place for Parcel # 2.
