Wornall Park Condominiums
In Kansas City’s burgeoning luxury condo market, the Wornall Park Condominiums stand apart. A melding of the Arts and Crafts architectural style and the Prairie style made famous by Frank Lloyd Wright, Wornall Park is a new three-story building housing just 10 residences. The two-bedroom, two-bathroom condominiums are nestled on the north edge of the Country Club Plaza at 45th Street and Wornall Road. Elevators take residents up from the secure underground parking to their homes. On the main level is an airlock entry into a beautiful atrium lobby fronted by a striking wall of glass. The front door is a crafted wrought iron design, a concept drawn from the work of Louis Sullivan, the Chicago architect who worked with Wright. Outside is an entrance portico beneath a copper hood. Common hallways are wide and finely finished. The stunning Wornall Park Condominiums are truly one of a kind.
The high bidder may choose one of these outstanding units:
- Unit 102 (1789 square feet, with 208 square feet of Balcony/Terrace)
- Unit 201 (1542 square feet, with 306 square feet of Balcony/Terrace)
- Unit 202 (1719 square feet, with 156 square feet of Balcony/Terrace)
- Unit 204 (1656 square feet, with 282 square feet of Balcony/Terrace)
Each of the 4 available units is similarly appointed and features the many benefits described below.
The kitchen cabinetry is designed so that appliances are covered in wood panels and, when not in use, disappear from view. Every kitchen has a walk-in pantry, under-cabinet lighting, marble counters, micro/convection and electric ovens, pendulum lights above an island 9 feet wide, dishwasher drawers and a five-burner gas cooktop.
Imported tile lines the walls of the Euro showers in the master baths; the shower floors are heated river rock – “It massages your feet,” Sexton said. The tiled bathroom floors and shower benches are also heated. Built into the walk-in closet off the master bedroom are the laundry hookups. Set into the French doors that open into the second bedrooms are panes of rain glass for light and privacy. Secured parking is beneath the building; every home comes with one space and the opportunity to purchase a second. Room-sized storage units for each home are on the garage level.
The first two floors of Wornall Park will have four units each, while the third floor willhave two large “penthouses” with their own 600-square foot deck overlooking the Plaza.
All units have their own outdoor space in the form of a balcony or courtyard. Other amenities featured are:

The quality of the materials and construction of your home at Wornall Park are far above industry standards, more typically found in restoration work rather than new construction. Ranging from 1,700 to over 3,700 square feet, each two bedroom, two bath home is unique in its layout.
The focus is on clean, simple lines with plenty of interior wood. The Prairie style’s architectural simplicity allows buyers to furnish their units to reflect traditional, contemporary or eclectic tastes, according to Sexton. The first two floors will hold four units each while the third floor will have two large “penthouses,” with their own 600-square-foot deck overlooking the Plaza. All units have outdoor space in the form of a balcony or a courtyard. Natural light is key to the project, so each condo features 10-foot ceilings and six-foot windows. Well sized soaker tubs in the guest bathrooms nestle next to marble vanities. Master bathrooms feature walk-in Euro showers, heated tile floors and master closets with washer and dryer hook-ups. The kitchens feature nine-foot islands, five-burner gas cook tops, double-door dishwashers, and ovens with electric, convection and microwave cooking capabilities. Large, walk-in pantries offer abundant food storage, while room-sized storage units in the basement hold nearly everything else. The hearth area’s electric fireplace has built-in bookcases on both sides.
Among the Craftsman touches are the interior and pocket doors — real oak and seven feet tall, Sexton notes. Each entryway has an eight-foot solid oak exterior door. Indoor parking is available underground. One parking space comes with each unit and additional spaces are available for an additional charge. The building will have an elevator and indoor common area. Homeowner’s association dues cover building insurance, trash removal, grounds maintenance, landscaping, window washing, pest control and professional on-site management.
Sexton’s devotion to the highest standards of quality is evident through the myriad interior details. Numerous windows allow for the filtration of natural light throughout each unit, illuminating the warmth of the wood trim and floors. Ten foot ceilings create a spacious, open feel. Marble kitchen countertops and bathroom vanities add polish to the interior, and heated river rock walk-in showers are a sheer delight on cold winter days. The use of wood is an important element that pays homage to the Craftsman style of architecture. Seven-foot oak interior and pocket doors are included in each unit, as are custom wooden cabinets built by the Amish community in Jamesport, Missouri. Simply elegant might be another way to describe the design effects found throughout Wornall Park Condominiums.
